Dick’s Creek & Monroe Ditch Restoration and Remediation Project

Project Overview

This project consists of a major topographic survey over approximately 3100 LF of the Monroe Ditch waterway and 1700 LF of Dicks Creek waterway for the purposes of stream restoration and remediation. Stream cross sections were developed at 50’ intervals throughout the project area and the survey data was sent to the remediation contractor. VAE was also responsible for establishing the overall GPS survey control on site that was used by multiple contractors during the duration of the project.

Challenges

The main challenges this project presented were terrain and location. The Dicks Creek and Monroe Ditch flow through the AK Steel property in relatively remote locations. Stream cross sections needed to be developed that would show the elevation of the existing stream bed for both waterways. In order to achieve this, Van Atta Engineering survey crews needed to wade through the waterways to collect data, and in some cases use small boats to get information where the water was too deep to wade.

Outcome

The entire project took multiple years to complete. In the end our survey team and the data they collected was a crucial part of the overall remediation/restoration project. Both waterways were successfully restored and the overall water quality for that particular watershed was improved.

AUSTIN LANDING PROJECT DETAILS

140 Acre Commercial Development

Project Overview

Austin Landing is a 140 acre commercial development located on the northwest corner of Austin Road and State Route 741, adjacent I-75. Van Atta Engineering was responsible for developing the construction plans and overall design of the base site infrastructure for the project. The overall infrastructure included items such as roadways, mainline utility extensions, mass grading and storm water management for all 140 acres.

Challenges

The biggest challenge for this project was creating a functional layout for major access roads and interior surface streets that would accommodate the future development of the property. Van Atta Engineering had to work closely with the developer to ensure that the overall site would work properly for traffic circulation, and utility services for proposed users. Storm water management was also a challenge during the design of this project. VAE worked closely with the local municipalities to design one large regional storm water retention basin that would help treat and control the storm water runoff from the 140 acre site.

Outcome

Today, Austin Landing is one of the most popular commercial shopping and entertainment areas in the Dayton Area and is also home to many thriving businesses that utilize the wealth of office space provided on site.

Washington Trace Subdivision

Project Overview

Washington Trace is a 133-acre single family residential development located in Washington Township, Montgomery County, Ohio. Van Atta engineering was responsible for the boundary resolution of the entire 133-acre parcel, individual parcel splits for each new section of development and the overall lot layout for the entire development

Challenges

The primary challenge with this subdivision was creating an overall lot/parcel layout that would maximize the development potential of the property. Van Atta Engineering worked closely with the developer and the local municipality to achieve this goal. VAE was also responsible for the mainline utility extensions for water lines and sanitary sewers that were needed in order to serve the new homes within the development. Storm water management for this site was also challenging to the existing site topography and multiple watersheds located across the property. VAE developed a system of storm sewers and retention ponds across the site that work together to control and treat site runoff from the development.

Outcome

This project is not yet complete, however approximately 75% of the property has been developed to date. This area is now home to many families wanting to reside in the south Dayton area. High end homes, park areas, and various recreational amenities make this a very desired location to live.
